If you are in the market to sell your home, Your First Step is to call a Realtor, a good one (that would be ME!). I will start by asking you some questions about your home and then I will email you a list of homes recently sold that are similar in size, area, and age.
Then I will come by to meet you and see your home in person to accurately determine the value of your home. In order to price your home properly, I will consider things like finish materials (does it have granite or formica counters?, tile or vinyl flooring), it’s condition, and floor plan. There is a lot that can affect the value of your home. For instance, the two exact same homes but one backs up to a busy street and one backs up to a single story house (or even a greenbelt). The one that backs up to open space or a single story home will likely sell for more than the home backing up to a busy road.
Once I tour your home, I will give you my totally honest opinion of value and I will make recommendations of how you can prepare your home for sale so that you get the most money you can for it. Some things you might want to do, others you may elect not to do. That is OK with me, it’s your house. Just keep in mind, the nicer and fresher and cleaner your home is, the more likely it is to sell near the top of the current going prices.
Talk to a lender if you are planning to buy a new home. You’ll want to have your housing plan figured out before you put your home on the market. If you’re planning to sell and then buy another home, you really really really (stress really) want to make sure you can obtain the loan you want to buy your next home. Have your credit run BY A LENDER not the freebie credit reports you get online. The lender will look at it differently. This is very important.
When it’s time to choose your real estate agent, some things to keep in mind are:
Full-time or hobby? You definitely want someone who works in real estate FULL TIME, not just as a way to try and make a little extra money. I am a full time Realtor, it’s all I do for a living. It IS MY BUSINESS!
You want an agent who knows the area and what the local market is doing
You want an agent who is flexible with her schedule and will work around your needs
You want an agent who is HONEST and will not hold back. I will tell it like it is so that you can make the best decisions possible.
You want an agent that is DEDICATED to you and your best interests. I truly feel that is my responsibility to give you, my clients, the absolute best service possible, REGARDLESS OF THE COST OF YOUR HOME
PHOTOGRAPHS – This is HUGELY (yes, I made up a word) important. Good photographs WILL BRING BUYERS to your home. I hire a PROFESSIONAL PHOTOGRAPHER for my listings.
MARKETING – I syndicate your listing on over 200 real estate related Websites, but I don’t stop there. I’m using active marketing techniques such as Facebook paid advertising AND neighborhood postcards etc. I also have over 2,000+ people in my own private database.
