Yes, it is possible in some cases to buy a home with no down payment. If you are a veteran, you could apply for a V.A. loan, which does not require a down payment. But what if you aren’t a veteran? You STILL might be able to buy a home with zero down payment**ASK ME FOR A GREAT MORTGAGE REP.
Some areas are eligible for a USDA Rural loan through the USDA Rural Development Guaranteed Housing Loan Program. This program is managed by the U.S. Department of Agriculture and only applies to homes with specified areas considered rural. However, there are some areas that aren’t really rural that are still in the eligibility map. ANTHEM in North Phoenix, for instance, and some parts of Litchfield Park, Buckeye, and Waddell.
Here is a link to the USDA Rural Eligibility Map for the general Phoenix Metro area (all surrounding towns in The Valley). They also have a “search for address” function so that you can determine which homes, by address, are eligible. As your agent, I can actually map out the search for you in the MLS (and then double check each address, just to make sure). CLICK HERE FOR USDA MAP
